Villa Barbaria is a large, elegant villa situated above the Playa de los Alemanes in Atlanterra, near the lovely Zahara de los Atunes. Sitting amongst beautifully maintained, established gardens of 2,200m2, this villa enjoys absolute privacy and luxury combined. Designed by D. Antonio y D. Carlos Lamela, highly renowned, internationally recognised architects, and in homage to Le Corbusier, the villa has been featured in many national and international magazines.

The house is over 610m2, and sits in the hills above Atlanterra looking out over the Atlantic Ocean and the Straights of Gibraltar towards Africa and the far reaching ocean. There are six bedrooms, five bathrooms, one WC, a magnificent ‘infinity’ style pool and central heating and air conditioning throughout. The style throughout the villa speaks of ocean cruisers, with white railings and ‘hanging’ decks overlooking the gardens and towards the sea.

Villa Barbaria offers immeasurable views over the ocean. The vast glass walls and natural light they offer, together with the interior open-plan design, enhance the feeling of space and sunshine. The principal terrace is simply a continuation of the open space from the inside to the outside, through wide opening doors and through a covered, shaded seating area to the main terrace and pool beyond. Your privacy is paramount and absolute.

As we enter the front door, the room opens ahead of us revealing a huge living space with seating, bar, dining table and direct, open access to the main terrace and pool. This is an excellent room for socialising, relaxing eating or chilling out. From here the house intriguingly splits into two wings, the first of which holds a twin bedroom with bathroom, WC, fully equipped kitchen and a large double bedroom with dressing room and en suite bathroom with jucuzzi.

To the left of the house, on the same floor, we find two twin bedrooms which share a bathroom, and another double bedroom with bathroom en-suite, from which you can enjoy one of the best views of, and access to, the garden. On the first floor there is a splendid double bedroom with large bed, bathroom en-suite and access to a large terrace from where you will be able to watch the most magnificent sunsets.

This recently refurbished villa will allow you to thoroughly enjoy unforgettable days in the sun, on the beach, in the crystal clear Atlantic waters and simps relaxing with friends and family whilst creating wonderful memories.

One of the most characteristic areas of this coast is Zahara de los Atunes, a one-time small fishing village which now becomes a major tourist attraction in July and August. Attracting visitors from all over the world, and particularly adored by the Spanish, Zahara de los Atunes has its own unique atmosphere and lifestyle. A culturally refreshing change from the Mediterranean coast. Here you will find the authentic Andalusia. In the centre of the old village, you will see the ancient walls of El Castillo de la Almadraba, constructed for the Duke of Medina Sidonia in the 15th century and they now stand as monument to the traditional fishing style known as Almadraba, still practiced today off the coast of Zahara. The village offers many boutique-style shops as well as a local market, supermarkets, pharmacy and all manner of gastronomic choices…

Rental conditions:

Please read the following terms and conditions carefully. If you have any queries, please do not hesitate to contact us.
How to make a booking
Once you have confirmed that you want to book a villa, you will receive our Datasheet and are required return it with your personal data.
Then we will send you the bank details and the amount you need to pay to make your reservation. The down payment for reservations is approximately 30% of the total rent. (All bank charges are to be paid by the tenant).
You down- payment secures your reservation and by doing so you also accept our rental conditions. Please send us a copy of the bank statement via EMAIL ( or FAX (0034 956 43 9457). We will hold the pre-reservation for 3 days only. In case that we do not receive your bank statement within those 3 days, your pre-reservation will be canceled automatically. After we have confirmed your payment with the bank you will receive your booking confirmation.
The final payment of the remaining 70% is to be paid to the same bank account 30 days before your arrival.
Please note that we do not accept credit cards or checks of any kind.
The rental price includes sheets, towels (except beach towels!) and the final cleaning (in some houses there is an extra cleaning included).
Cancelation fees
We strongly recommend you take out travel insurance which might reimburse your expenses in case you cannot Travel.
If you have to cancel your reservation, the conditions are as follows:
Cancelations until 12 weeks before the start of your rental period, we will refund the full amount of the deposit paid minus any costs incurred through bank charges etc.
Cancelations made 12 – 8 weeks before the start of the rental period, we will refund 50% of the deposit paid. In case we are able to find another client for your rental period and under the same terms (price), we will refund 80 % of the deposit.
Cancelations made less than 8 weeks before the start of your rental period, the deposit will not be refunded. In case we are able to find another client for your rental period and under the same terms (price), we will refund 80 % of the deposit and/or rent paid . Refunds will be made by bank transfer and exclude bank charges.

Security Deposit
Villa rentals will require a deposit of 500-2000 Euros. You can either give us cash or the amount will be charged to your credit card (depending on the house you rented). If the property has been left in good order and condition, this deposit will be returned to the client in full. Please allow 2-10 days for returning your deposit. In case of damage or missing items, tenants will be notified of the amount to be charged to the credit card within 15 days after departure.

House rules
The property may not be used for any purpose other than private residence unless agreed upon in writing beforehand.
Tenants must state the exact number of people who will be staying at the property. We will not accept more than the number of people stated on the booking form. In case that you expect visitors during your stay, you are required to inform Cadiz Properties of this beforehand.
Tenants are expected to leave the house in a clean condition (dishes washed, garbage deposited, beds stripped, and floor swept). In case you do not leave the House clean, Cadiz Properties S.L.U. is authorized to deduce extra cleaning costs from the security deposit made upon arrival or charge these to a credit card provided by the clients.
Tenants will respect and make sure that the property and its contents are left in good order and condition and will inform the staff of Cadiz Properties of any damage incurred. No items may be removed from the home. This includes sheets and towels.
Tenants are required to come to our office to pick up the keys and sign the rental contract before accessing the holiday home. One of our Staff members will accompany you to the villa and give you an introduction and explain how things work. Clients will be informed of house rules and of the rules of the community if applicable.
Cadiz Properties S. L. U. is authorized to vacate the property without any kind of compensation in case of severe breach of house rules such as:
• Continued and/or repeated disturbances of neighbors
• Bringing pets into the house without prior written consent
• Exceed the number of guests stated in the datasheet provided by the tenant.
• Illegal Activities in the property
• Destroying or damaging the property etc.

Cadiz Properties reserves the right to enter the property at any time in case of emergencies or disturbances. In order to maintain the premises and do the necessary upkeep, house personal such as gardeners, cleaners and in case of necessary repairs - specialized technicians must have access to the premises with prior notice. We therefore ask you to leave a mobile number upon arrival.

You are advised that you are occupying a private home and therefore are responsible for your own health and safety. The owners and Cadiz Properties S.L.U cannot be held responsible for any loss, personal accidents or damage sustained by you or any member of your party during your stay.
Swimming pools are an obvious source of danger for young children and non swimmers. You are advised NEVER to allow children to use the pool unattended.
The tenant has to lock all doors and windows when leaving the premises.
Damage reported more than 48 hours after the arrival maybe charged to the tenants security deposit, we therefore ask tenants to notify the agency of any damage or malfunction immediately upon detecting it.
Arrival & Departure
The Villa will be available from 5 p.m. on the day of arrival and must be vacated by 11 a.m. on the day of departure unless otherwise agreed.
Please advise the agency of your hour of departure and arrival so that we coordinate both.
Office hours: Monday to Saturday 10 a.m. – 2 p.m. and 5 p.m. to 8 p.m.
The arrivals after to 9 p.m. will have surcharge of 20 €, and from to 10 p.m., the surcharge will be of 50 €.

- Extra Bed: 50 €/ per week
- Extra Cleaning: 12 €/ per hour
- Pet supplement: 50 € - 100 € ( in homes that accept pets)
